KC Backyard Office Builders designs and builds detached offices and studios for homeowners across the Kansas City metro. We take a backyard office from the first site and code check through design, permits, construction and the final inspection, size every one for the lot it sits on, and finish it on site.
Who builds your office
Two crews build your office. Our building crew builds the structure — in its shop for most offices, delivered and set on your lot, or on site for larger buildings and hard-to-reach yards. Our licensed trade partner then finishes it on site: the power run from the house, heating and cooling, interior finish and any plumbing. One project lead is your contact from design through the walkthrough, and one proposal covers both.
We work across the Kansas City metro, on both sides of the state line.
How we work
- The city first. Before we design, we check your address against the city's current rules for size, height, setbacks, plumbing and use, and we flag HOA questions. If the building you want needs a different classification or a variance, you hear that before you pay for drawings.
- One scope, written down. The proposal lists the foundation, shell, insulation, heat pump, power, data, interior and permits as separate lines, with what is excluded named, so it can be compared with any other bid.
- Built to the climate. We specify insulation to the current energy-code levels for this climate zone, a heat pump sized by load calculation, and concrete piers for clay and a 36-inch frost line, whichever code edition your city enforces.
- Permits and inspections handled. We handle the permit applications and schedule the inspections.
- Warranty in writing. Workmanship warranty terms are stated in every proposal; manufacturer warranties on equipment such as the heat pump and windows are passed through to you.
